Additionally, permitting can take anywhere from 4 to 6 weeks, depending on your local regulations. During this time, we use the opportunity to order materials, ensuring everything is on hand and ready to go when construction begins. This helps streamline the process and keep your project moving forward without delays.
The construction phase for kitchen, bathroom, or basement remodels typically ranges from 6 to 12 weeks, depending on the scope and complexity of the project. However, this timeline does not include the design and planning stages, which can vary based on how quickly decisions are made regarding materials, layout, and style preferences.

Some homeowners may feel hesitant about the permitting process, fearing it will delay their project or add unnecessary costs. However, securing a permit provides peace of mind, knowing that your home is up to code and that you’re protected against potential issues down the road. It also helps with resale value, as buyers will appreciate knowing the work was done with proper oversight. Additionally, we handle the permitting process for you, making it as smooth and worry-free as possible. In the long run, permitting can save you both time and money by preventing costly mistakes or future headaches.
On the other hand, a design-build firm like OHi offers a comprehensive, streamlined approach by providing both design and construction services under one roof. This means you’ll work with a single team from start to finish, from the initial concept and design phase through to the final build. The design-build model helps ensure better communication, faster project completion, and often lower costs because the design and construction teams collaborate closely from day one. With a design-build firm, you can expect a more cohesive, efficient, and personalized experience throughout the entire remodeling process.
- At OHi, we have a structured payment schedule in place to ensure that both you and our team are aligned throughout the remodel. Payments are typically requested at key touchpoints during the project, such as at sign-off, after drywall is hung, and upon reaching completion. These payments help cover the various stages of construction and materials, allowing the project to progress smoothly.
We make sure to review the payment schedule with you early in the process, providing a clear roadmap so you know exactly when payments are due. This allows you to plan ahead and avoid any surprises. By being transparent with payment expectations, we work to ensure a smooth and efficient remodeling experience from start to finish.
What happens if something unexpected is discovered during the remodel?
During a remodel, unforeseen issues may arise, such as hidden plumbing or structural problems, outdated wiring, or mold. If something unexpected is discovered, our team will immediately contact you to discuss the situation and review any potential solutions. We prioritize clear communication and will walk you through the options available, including any necessary repairs or changes to the project.
Additionally, we will provide an updated cost estimate if there are any additional expenses involved. Our goal is to ensure that you are fully informed and comfortable with any decisions that need to be made. We will always work with you to find the best course of action while keeping your project on track and within your expectations.
Finishing Touches
Finishing touches refer to the smaller, often more specialized remodeling projects that add style, function, and personality to your home. These are typically upgrades or updates to existing spaces, like installing new countertops, updating your fireplace with a custom mantle, remodeling a laundry room, or revamping your garage. While they may not involve large-scale construction, finishing touches can make a significant difference in the overall look and feel of your home. They are perfect for homeowners looking to refresh a specific area or add custom details without undertaking a full renovation.

New Construction & Additions
Design & Planning
If you already have an architect, we’re happy to collaborate with them. If you don’t, we can recommend trusted local architects in the Chicagoland area. While we do not have an architect in-house, you will need one for additions, new home builds, or projects involving exterior structural changes. Our team coordinates closely with your architect to ensure a smooth, integrated design-build experience.
We typically focus on full-service design and remodeling. However, we occasionally accept design-only projects depending on scope and availability. If you’re interested in design-only services, please contact our team to discuss your project and determine whether it’s a good fit.
Our design retainer protects the time and expertise of our designers. Great design takes hours of thoughtful planning, product sourcing, and creative problem-solving. The retainer ensures that value is recognized — and it also allows you to keep your full design package should you decide not to move forward with construction.
Timeline & Process
Your Project Manager is your dedicated point of contact during construction. Our in-house Project Managers oversee scheduling, coordinate trades, manage quality control, solve issues quickly, and communicate with you throughout your remodel. Their job is to keep the project running smoothly from start to finish.
Timelines vary depending on several factors:
- Design speed: The pace of selections and approvals is largely dependent on the homeowner.
- Project size: Larger or more complex projects require more planning.
- Permitting: Local permitting in many Chicago-area villages/townships can take several weeks.
- Product availability: Backorders or specialty items may extend the schedule.
We move as efficiently as possible and guide you through every step to keep the project on track.
We use protective floor coverings, dust barriers, and clean-up protocols to minimize mess. While some dust is unavoidable in remodeling, our team takes every step possible to contain it. Before your final walk-through, we bring in a professional cleaning crew to make sure your new space is spotless and move-in ready.
It depends on your project type and comfort level. For kitchens, bathrooms, basements, and small additions, you can usually remain in your home. We can help set up a temporary kitchen or identify solutions if you have only one bathroom. Some homeowners choose to stay elsewhere to avoid noise and dust — it’s a personal preference. For full-home remodels, temporary housing is required.
