While not quite ready to move to their dream retirement location in South Carolina, these Elk Grove Village clients still wanted to ensure the property they downsized to meet their style standards and functional needs. As owners of two boxer dogs and as frequent hosts to numerous social gatherings, they required open spaces and easy access to amenities like bathrooms. With a revamped floor plan and tasteful selections, the OHi design team delivered a first floor unlike any other.
The original floorplan only included only one bathroom on the first floor, located inside the master bedroom. This posed a problem considering guests would either have to go downstairs or go through the master bedroom in order to access a bathroom. In the new plan, our designer utilized an area of dead space in the master bedroom to create an epic master suite, complete with a walk-in closet and magnificent shower. By cutting the original bathroom down in size to become a powder room, they gained the necessary space for a walk-in shower perfect for relaxation, and, on a pragmatic level, perfect for cleaning their two energetic dogs.
While the plan certainly improved functionality, it did pose a problem when it came to water access. As a house with only two small bathrooms, the waterline that connected to the water main was only ¾ of an inch. Once a third bathroom was added, one complete with all the bells and whistles, the waterline service had to be moved and increased to 1 ¼ inch, as well as the relocation of the water meter.

After: Engineered hardwood is installed throughout the first floor to help create a rich, cohesive feel. The walls dividing the kitchen from the dining room and living room are removed. An island is added to help function as an eating place or a buffet for when hosting.
Before: The only first floor bathroom was accessible only by walking through the mast bedroom. It included a tub-shower, had beige tile, and the homes original vanity and plumbing fixtures.
After: The original master bathroom is reduced to the size of a powder room, so it is more easily accessible to guests. While the powder room is smaller than the original footprint, the "lost" space that had included the shower tub, is now utilized to create an expansive master shower located in the newly added master bathroom. The new entrance to the bedroom is pushed back to be located just past the powder room so guests no longer have to walk through the bedroom. A clean, small vanity is installed, with just the right amount of storage space.
Before: The original bedroom had a large amount of dead space in one corner, that happened to be located directly beside the original master bathroom, which was the only bathroom on the first floor.
After: Our designer decided that as a way to improve functionality, they would add a new master bathroom inside the original footprint of the bedroom. The old master bath was turned into a powder room, with the exception of the shower tub, which became an impressive master shower, with a bench and plenty of space to wash their dogs. A double sink vanity is added, with plenty of storage for both clients. All the materials come together to create a bright, spacious, and clean bathroom.
